Water penetration through the porous surfaces, and/or abandoned anchors, combined with freeze/thaw cycles, acid rain, and natural salts in concrete are biggest factors for concrete deteroration. Many times the life expectancy of the concrete can be extended even under these harsh conditions, but many times poor materials and not paying attention to detail during the initial construction will result in early concrete failure.

Being an Ohio based company we have witnessed large scale masonry deterioration due to the often extreme freeze/thaw cycles caused by the changing of the seasons. Our years of experience in observing these patterns have taught us many things. Structural integrity of steel and supporting lentils fail under these conditions!
The importance of caulking & sealants as it applies to construction cannot be overstated. Most commercial buildings have caulking around the coping. Often there are visible signs of wear and weathering in these areas that go untreated. The caulking breaks down and allows moisture to enter the porous surface.
